Disasters Underscore the Importance of Forward-Thinking Property Managers
No doubt by now everyone has seen the devastation that torrential rainstorms have brought to Texas over the past few days. It’s a terrible situation, with many freeways in Houston completely submerged and entire homes washed away in downpours that show no signs of letting up.
It’s a terrible tragedy, but it’s also a sobering reminder that no matter where you live in the U.S., disaster can strike anywhere at any time. And while there’s no way of avoiding it, the key to riding out the storm — no pun intended — is preparation.
As a property manager, your time is limited and there are only so many hours in the day. But doing a walkaround on your property, looking for any obvious vulnerabilities to different types of extreme weather, is time well spent. Try and visualize different types of weather and how they could adversely affect your property. And then take steps to shore up any weak spots.
Also, be sure to have a disaster response team available to you. Whether it’s one company that will bail you out of any jam or a combination of specialized companies, having them ready to handle whatever Mother Nature might bring will save you a world of headaches.
And if it’s possible, make sure that your disaster team is exclusive to your property. If there’s a widespread disaster and your property is halfway down the list, there may not even be a property left to save by the time they get to you.
